If you are just fee shopping: average hourly is $125($100 to $150) (until we agree on a contract price) When figuring a 'lump sum' the charges will average out to approximately that rate(architect only-no consultants)...and will end up about 5 to 8 % on projects of $1 to $5 million...
More(%) for smaller or more complex projects, less(%) for bigger or simpler  ones.  Smaller projects (and of course) really big projects are more negotiable...
WE  ARE NOT SELLING PIECES OF PAPER WITH LINES ON THEM...
If you just need someone just to 'draw up' your ideas-please find a 'draftsman' to do that for you.

..."white knight" rates are $10K minimum...$250/hour plus transportation, administrative and lodging expenses.
 If I need to hire someone on-site: 115% of their costs.

PAYMENTS:Paypal(you pay Ebay's fees-about 1-2%), checks, electronic payments  are available payment methods.  We will also consider  reasonable and realistic 'barter' for everything we do in-house; this does not cover outside consultants' fees or out-of-pocket costs/expenses related to your project.

Project Types Considered:
SCHEDULE A (Complex Projects)
Healthcare, School, Research, Correctional, Airport Facilities and Special Facilities.
SCHEDULE B (Projects of Average Complexity)
Office, Recreational, Retail, Restaurants, Hotels, Public Safety, Aircraft Hangars, and Library Facilities.
SCHEDULE C (Less Complicated Projects)
Retail Shell, Garage, Warehouse, Industrial Facilities.
SCHEDULE D (Historic Structures,Memorials,Monuments,Museums,Residences(Unique Only),Tenant Improvements or Commercial Remodels

Architectural:The fees in this schedule pertain to the prime design professional for single lump sum projects. The prime design professional is a registered architect with respect to building design. These fees may include all basic services as detailed in AIA Document B151-1997(click to see a sample), depending on the negotiated fee; including but not limited to:
  1. Scheduled and previously agreed to (necessary) meetings with the owner and staff.
  2. Conceptual design(limit of two-after two hourly rate applies), preliminary design, and final design.
  3. The production and coordination of complete architectural and (Structural & MEP only)engineering drawings and specifications, including computer aided design and drafting.
  4. Assistance during bidding.(If not provided deduct 5% of the total $fee already calculated)(a disclaimer will be added to the contract)
  5. Construction administration, including meeting minutes.(if  not to be provided deduct 7.5% of the total $fee already calculated)(a disclaimer will be added to the contract)
A general list of services that are not included in the above scheduled fees. They may be negotiated as a separate contract or as additional services. This may be as an addition to the original lump-sum or billed seperately. For a more concise listing see AIA B151 for additional information on what may be considered additional services.
  1. Managing the Construction Process.
  2. "Owner's Representative" services
  3. Planning, programming or Due Diligence in any form..
  4. 3D computer modeling and manipulation-including BIM; physical models, renderings, photography
  5. Land surveys, Land use planning, Landscape Architect.
  6. Other Engineering and Special Studies(Civil, Acoustics, IT Planning/design, Solar/Wind/Geothermal, Rainwater, Recycled water, etc)
  7. LEED Consultants, sustainability improvements.
  8. Extensive or corrective ADA compliance design work.
  9. Geotechnical data or remediation oversight.
  10. Developing corporate standards for construction.
  11. Building commissioning and commissioning oversight..
  12. Furniture planning and design, Interior Designer.
  13. Regulatory agency approvals-beyond local building officials.
PS...We cannot and will not attempt to meet the square foot charges of 'draftsmen', 'designers', or 'plan catalogs/supermarkets'.  We are licensed in the State of Texas(#17819) to practice Architecture (I have been through 8 years of schooling, a long internship period, rigorous testing [4 parts state exams], then continuing education yearly).  We are responsible to you, to the state, and our profession for our performance...those other guys are not.
AND..you've probably already paid realtor's fee of 6% for the 20-25 hours of work they do...we offer a pretty good deal for the expertise, experience and 100's of hours we put in on a project.
 The above information is intended only to give some insight into the fee calculation process and is not a contractual offer nor is it intended to be-it's ONLY A GUIDELINE.
All fee offers are based on a best/qualified estimate as to how complex the project might be, how much time might be spent, how decisive the client may be, etc..
